1. Use of the Website
Eligibility: You must be at least 18 years of age to make a reservation, submit sales inquiries, or enter into binding agreements on this website.
Permitted Use: You agree to use this site solely for lawful purposes, such as learning about our community, booking reservations, or inquiring about Tiny Home and RV lot ownership.
Prohibited Conduct: You may not use this website to engage in fraudulent activity, upload malicious software, harvest data, or disrupt the operation, security, or integrity of the site.
2. Real Estate Sales & Ownership Disclaimers
Informational Purpose: Content on this website regarding Tiny Homes for sale, RV lots for sale, floor plans, pricing, and lot availability is provided for informational and marketing purposes only. It does not constitute a binding offer to sell real estate or personal property.
Price & Availability: All lot prices, home specifications, amenities, and availability are subject to change without notice prior to the execution of a formal purchase agreement.
Rental Program Participation: Statements regarding potential rental income or participation in the Crossing Creeks Rental Program are illustrative. Past performance does not guarantee future rental yield. Participation in the rental program is governed by separate, formal legal agreements executed between the property owner and management.
3. Reservations, Rates & Payment Terms
Payment: Full payment is required at the time of reservation. Rentals of 30 days or more require the first month's payment upfront. We accept major credit cards (Visa, Mastercard, Discover, American Express).
Rates & Taxes: All rental rates are subject to applicable Georgia state and county sales and lodging taxes. Rates are subject to change without notice.
RV Site Guidelines:
All RVs must be at least 24 feet long and 10 years or newer. RVs older than 10 years require prior management approval based on photos submitted before arrival.
We accommodate Class A, B, and C motorhomes, 5th wheels, and travel trailers.
Check-In / Check-Out:
Check-In: 1:00 PM to 4:00 PM. No after-hours check-ins are permitted.
Check-Out: 11:00 AM.
Site Assignments: Specific site numbers are not guaranteed. In the event an assigned site is purchased by a new owner prior to your stay, management reserves the right to relocate renters to an equivalent site.
4. Cancellations & Refund Policy
Cancellations 30+ Days Prior: Cancellations received 30 days or more prior to your scheduled check-in date will receive a 90% refund of total fees paid (a 10% administrative cancellation fee is retained).
Cancellations Within 30 Days: Cancellations made within 30 days of check-in will result in no refunds.
Early Departures: There are no refunds for early departures or unused nights.
5. Resort Rules & Guest Conduct
Guests and owners agree to abide by all resort rules while on property, including but not limited to:
Quiet Hours: Strictly enforced from 10:00 PM to 8:00 AM.
Vehicles & Storage: Storage trailers, boats, and dollies must be stored in designated resort storage areas and may not remain parked on individual sites (boats may be brought to sites overnight solely for loading and battery charging).
Amenities Access: Use of the pool, hot tub, spa, fitness center, pickleball courts, and clubhouse is at your own risk. Guests must follow all posted safety rules and guidelines.
6. Intellectual Property
All content on this website—including text, website structure, branding, images, logos, graphics, and video content—is the exclusive property of Crossing Creeks RV Resort & Spa or its content suppliers and is protected by United States and international copyright, trademark, and intellectual property laws. You may not copy, reproduce, distribute, or modify any content without explicit written consent.
7. Limitation of Liability
To the fullest extent permitted by law, Crossing Creeks, its developers, officers, directors, employees, and agents shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from:

Any errors, omissions, or inaccuracies in property listings, rates, or availability.
Loss or damage to personal property (including RVs, vehicles, or personal belongings) while on resort premises, unless caused directly by gross negligence on the part of resort management.

9. Governing Law & Jurisdiction

Any legal action or proceeding arising out of these Terms shall be brought exclusively in the state or federal courts located in Union County, Georgia.
